Timber decay identification has now become a common building consent condition for works involving recladding and replacement of decayed timber framing. Councils are seeking an independent professional or a “Timber Remediation Expert”, often a registered building surveyor to carry out the works.
The requirements cover the identification of decayed timber, removal scope, methodology of any treatment on site and formal confirmation that this aspect of the building consented works has been completed satisfactorily.
Timber remediation of a recladding project under a building consent condition is subject to a quality assurance program Building Act 2004 that must be submitted and agreed to prior to consented works commencing. Without the formal documentation of the site inspection process the Code Compliance Certificate will not be issued.
